Kentucky Landlord Insurance— Claim Scenario Part 1
Mildred Saffron inherited her mother’s three-bedroom two bathroom home after a brief illness that led to her passing.
After probate court transferred the title to Mildred instead of selling her childhood home she decided to rent the property out, but first being the responsible person that she has always been she calls her insurance agent to purchase home insurance.
She speaks with her agent Nelly Newby about getting homeowners insurance on her newly inherited property and Nelly works the quotes up for a home insurance policy and mails the paperwork to Mildred the next day.
Mildred signs the paperwork not even looking at the underwriting questions, encloses a check for the premium and mails the paperwork back to Nelly Newby and a few weeks later a policy for Mildred arrives in her mailbox.
Mildred next runs a few advertisements on Craigslist, finds a renter she feels comfortable with and takes a deposit plus the first month’s rent signing the rental agreement in the process with one, Jerry Deadbeat, a single dad with two teenage sons named Biff and Baff, two notoriously jokers who like to film their antics and upload them to YouTube.
Mildred feels a kinship with Jerry since she too was a single mother plus Jerry is easy on the eyes, quite devilishly handsome and a very charming man.
Over time Mildred and Jerry begin to date despite the 15 year age difference between her and Jerry. Jerry’s interest in Mildred is purely financial, Jerry has always taken advantage of his good looks and charm to living a leisurely life and the relationship he develops with Mildred is purely one where he is looking for an older woman with money to care for his financial needs, soon Mildred is waving Jerry’s rental fee as a sign of her affection for this Casanova plus other loans and gifts.
Jerry actually has other younger girlfriends he sees on a regular basis and is discrete and of course, Mildred is none the wiser.
Kentucky Landlord Insurance — Accidents Can Happen!
One Saturday afternoon 13-year-old Biff, and 15-year-old Baff invite a few of their friends over, Bobbie, Jason, and Billie and they decide it would be super cool to jump off the roof of their second-story home onto a trampoline below and of course filming their stunts.
Biff climbs out the window on the second floor makes his way over to the edge and purely for videotaping purposes raises his hands and shouts and jumps off of the roof somersaulting perfectly landing on the trampoline dead center his body launching straight up another 10 feet or so to the shouts and cheers of the other teens.
Each of the boys takes turns for a few hours and then after a while growing bored they decide to look for some additional action, Biff suggests that Billie should take one more go at the trampoline, except he should take a running jump and belly flop off the trampoline.
Billie always wanting the spot lot readily agrees and he runs as fast as he is able and just as he was about to launch himself off the roof he misjudges and his right foot dips into the gutters causing him to plunge headfirst onto the trampoline which then hurls him into the bushes causing all of his friends to burst out laughing until they hear moans of pain coming from Billie.
Biff asks his brother Baff, “Tell me you got that on video Bro?”
With a twinkle in his eye Baff quickly rewinds the video and with a maniacal grin quickly states, “Got it.”
“Cool” Biff replies and they run over to the bushes with Baff resuming his video to see what happened to Billie.
Jerry, Biff and Baff’s father is awakened from a nasty hangover to see the boys dragging out their friend Billy from the bushes, he stumbles over to Billie asserting that the kid needs to go to the emergency room so he calls Billie’s parents to let them know he got hurt and he is taking him to the local emergency room.
Fortunately, Billie was not too banged up suffering only a broken collarbone, but the hospital bill amounts to over $15,000 and since Billie’s parents don’t have health insurance they want to find out if Jerry has insurance to cover the injury since it happened at his house.
Jerry tells Mildred about what happened and she decides to file a claim on her homeowner’s insurance policy.
